A Decade in the Making: From First Purchase to a Fast, Focused Sale in Coolidge Corner - 123 Sewall Unit LC, Brookline MA

Some client relationships don’t just last through one transaction — they quietly span milestones, market cycles, and life changes.

This story started back in 2013, when I first met the owner of 123 Sewall Ave, Unit LC through a lead generation platform. At the time, they were a buyer searching in Coolidge Corner, and together we found the right one-bedroom condo — a place that served them well for years.

Fast forward to August of this year, that same client reached back out. Their tenants were planning to move out at the end of September, and they felt the timing was right to sell. The reason was personal and purposeful: the goal was to turn the equity in the condo into a college fund for their daughter.

Marketing With Intent in a Changing Market

Urban condos aren’t moving today the way historic comps suggest they “should.” Demand has shifted, buyers are more cautious, and pricing needs to be responsive — not emotional.

We launched with a three-phase marketing strategy:

  • Private Exclusive, creating early awareness

  • A one-day Coming Soon, priming interest without overexposure

  • A full on-market launch supported by professional presentation and strategic open houses

As the market dictated, we made one thoughtful price adjustment — not as a reaction, but as a recalibration based on current buyer behavior.

Multiple open houses later, the right buyer emerged — someone who truly appreciated what made the unit special:
two private outdoor spaces, garage parking, and walkability to Coolidge Corner.

A Two-Week Close During a Holiday Crunch

Once under contract, the timeline tightened significantly. The buyer wanted a two-week closing, which meant coordinating:

  • Smoke certification

  • 6D condo documentation

  • Attorneys, inspections, management, and municipal timelines

  • All during the Thanksgiving holiday stretch

With the right team in place and clear communication throughout, we closed the day after Thanksgiving — no delays, no chaos.

The Bigger Win

This sale wasn’t just about timing a market or navigating logistics. It was about helping longtime clients convert a smart real estate decision made years ago into something deeply meaningful for their family’s future.

That’s the work we’re proud of.
