The market data is real and current. Our town pages run on a live pipeline that pulls single-family MLS sales through the Lofty API — median sale price, price per square foot, and days on market over the trailing 12 months. Your instant range starts from your town's actual price-per-square-foot series, adjusted by the size and condition you selected. That's also why we show a range, rounded to the nearest $5,000, instead of a fake-precise single number.

The tax line uses FY2026 rates we verify against the state. Every rate comes from the Massachusetts Division of Local Services Municipal Databank — the same source behind our property-tax comparator — and refreshes automatically when towns certify new rates each December.

The "what you'd keep" math is the net sheet. Commission placeholders (always negotiated, never set), the $4.56-per-$1,000 deed excise under M.G.L. c. 64D, and typical attorney and certificate costs — the same honest line items as our Massachusetts seller net sheet, where you can tune every one of them.
