Roughly halfway between Boston and Worcester, Southborough is one of MetroWest's quietest success stories — a town of just over 10,500 residents that has managed to keep its farmland, its reservoir views, and its village feel while sitting on some of the most convenient commuting infrastructure in the region. Two of New England's storied boarding schools anchor the town center, a working Trustees of Reservations farm still sells produce a mile from Route 9, and the whole place runs at a noticeably calmer pace than its bigger neighbors.

The commute is a genuine strength. Southborough station, in the Cordaville section on the town's south side, puts riders on the MBTA Framingham/Worcester Line with direct service to Back Bay and South Station — and a park-and-ride lot large enough that you can actually find a space. Drivers have Route 9 running east-west across town, with I-495 and the Massachusetts Turnpike interchanges only minutes from the town line, which is why households splitting careers between Boston, Worcester, and the 495 tech belt so often land here.

Housing skews toward center-entrance colonials on generous, leafy lots, joined by antique farmhouses in the old villages of Fayville, Cordaville, and Southville, newer cul-de-sac subdivisions, and a handful of townhouse communities that offer a lower-maintenance entry point. Inventory is thin and buyers are attentive — homes here typically draw multiple offers and sell in a matter of weeks — so it pays to walk in with a clear strategy and financing buttoned up.

Southborough belongs to The Public Schools of Northborough and Southborough, and organizes its elementary years by grade span rather than by neighborhood: every child moves together from Mary E. Finn School (PreK–1) to Albert S. Woodward Memorial School (grades 2–3) to Margaret A. Neary School (grades 4–5), then on to P. Brent Trottier Middle School for grades 6–8. High schoolers from both towns attend Algonquin Regional High School, a consistently high-performing school just over the Northborough line. The town is equally known for its independent schools: Fay School, founded in 1866 and the oldest junior boarding school in the country, serves students through grade nine, while St. Mark's School, founded in 1865, is a selective boarding and day high school whose campus frames the town center.

Southborough sits on the eastern edge of Worcester County, about 25 miles west of Boston and 15 miles east of Worcester, with the Sudbury Reservoir spreading across its northeastern corner and the Sudbury River tracing part of the town line. It borders Marlborough to the north, Framingham to the east, Ashland to the southeast, Hopkinton to the south, Westborough to the west, and Northborough to the northwest.
